Why You Should Choose Me to Sell Your Home!
As we all know, everyone would rather save an additional 6% when selling their home. When looked at it from the outside, if you're selling at $300,000, you would be saving $18,000. I reach out to several for sale by owners on a daily basis, and they all tell me the same thing. But when I ask them if they know the difference between passive and active marketing, they can't respond. I also ask them how many unqualified people have come to see the house, and they reply, "almost all."
For sale by owners do what is called PASSIVE MARKETING. Passive Marketing is pretty much, slapping an ad on Zillow and/or Trulia, putting a lawn sign out, and sitting and waiting for people to call. The majority of the calls received are non-qualified buyers, that do not have a mortgage, or are just shopping around for the future, and have no motivation to purchase today. This method works maybe 25% of the time! Yet, today's Realtor still sell this concept as if it was the answer to all your problems. So sellers that have encountered Realtors that use this method say, "What's so hard about that, I could do that."
The problem is, this does not get a home sold anymore. And if it does, you are selling well below market value!
I do what's called ACTIVE MARKETING. I literally sit in the office from 9am - 1pm everyday, and contact as many as 50-100 people a day. My goal is to ask them is they're looking to buy a home, if they know someone who would like to buy a home, or if they would like to seller their home. The reason I ask if they would like to sell their home is because the more signs I have, the more buyers calls I get to show your home.
Have you ever tried calling someone, and asking them if they would like to buy or sell something? People can be quite rude!
If you ask anyone, "What do you think will get your house sold? Active or Passive marketing?" I am sure everyone agrees the answer is active marketing.

In an average transaction you will be dealing with a lot of people:
Appraiser - Person assigned by a mortgage company to determine value. If the person in not experienced, you can run into value issues. There's no control over whom is hired, therefore you need someone with experience to be able to deal with with a situation if one should arise.
Home Inspector - Hired by the buyer. A home inspector will almost always find something wrong with the house. You need to have someone in place to be able to determine if the issue is going to be deal breaking or not, and how it can be satisfied.
Buyer - They typically want to spend the least amount of money in purchasing your home. They want a deal. You need to have someone in place that is going to negotiate on your behalf, and get the most money out of the transaction.
Buyers Agent - He or she works solely to represent the buyer. He's going to use negotiation tactics to get the best deal possible for his buyer. You need someone in place that going to be able to determine if those tactics are accurate. Many Realtors are not familiar with an area, or section, and may low ball your transaction.
Exposure to Prospective Purchasers
Recent studies show that the majority of buyer search online when looking for a home. Most of these people are unqualified, or have no motivation to purchase. As a Realtor my goal is to remove those people from the equation, or get them qualified prior to visiting you property. This reduces stress off a transaction as well as the possibility of the transaction falling around in the future.
